A Quick Introduction To CapitaLand Malaysia Mall Trust

If you are a fan of REITs, chances are you have come across a number of REITs that are related CapitaLand Limited (SGX: C31).

If you are fan of REITs focusing in properties invested in retail malls, you are likely to have come across CapitaLand Mall Trust (SGX: C38U). Or if you think that the properties in China might have good prospects going forward, you would probably want to know about CapitaRetail China Trust (SGX: AU8U). Or a globally diversified hospitality focused REIT, namely Ascott Residence Trust (SGX: A68U), might appeal to you??

But if you are considering a REIT closer to home, yet offers some exposure to overseas assets, then this REIT might be of interest to you – CapitaLand Malaysia Mall Trust (KLSE: 5180) or CMMT.

About CMMT

 CMMT invests primarily in properties used for retail purposes and located in Malaysia. Its portfolio of assets comprises five shopping malls and a complementary office block. These 5 assets are located in 5 different locations across Malaysia.

The five assets are Gurney Plaza in Penang, a majority interest in Sungei Wang Plaza in Kuala Lumpur, Tropicana City Mall and Tropicana City Office Tower in Petaling Jaya andThe Mines in Selangor and East Coast Mall in Kuantan, Pahang.

According to the company’s website, Gurney Plaza is located along Gurney Drive in Penang, a popular destination for both tourists and locals. It is the premier lifestyle shopping mall in Penang and is connected to G Hotel, a modern concept designer hotel.

Sungei Wang Plaza

Sungei Wang Plaza is one of Malaysia’s pioneer shopping malls located in Kuala Lumpur’s central business district, also known as the “Golden Triangle”.

Given its strategic location, it’s easily accessible by most forms of public transports, including Monorail.

The Mines and Tropicana City Property

Both properties are located in the Selangor state.

The mines is a “family-focused” shopping mall located in Sri Kembangan which provides shoppers with a complete offering of retail, entertainment and dining options.

As for Tropicana City, it is an integrated development with mall and office properties located in Petaling Jaya.

East Coast Mall

Lastly, we have East Coast Mall, a family style mall located in the city centre of Pahang.

Among the 5 properties, this is the smallest in term of valuation which stands at about RM 490 million in December 2016.

 

If you are looking to diversify beyond Singapore, then this REIT might be worth exploring further given that it shares similar management style as its sister REITs listed in Singapore.
