The 10 Largest REITs In Singapore: No. 6 To No. 10

Singapore’s stock market is home to a growing number of real estate investment trusts. Apart from REITs with local assets, more and more REITs with international assets are also choosing Singapore as the place to list.

I thought it’d be interesting have an overview of the 10 largest REITs in Singapore by market capitalization. These are the blue chips of the S-REITs. In this article, I’d be looking at the sixth to tenth largest REITs, starting with the tenth. For the first to the fifth, check out here.

Countdown to No. 6

The privately-held Mapletree Investments is one of the largest property companies in Singapore. Given its heft, it would not be surprising to see that it is also one of the most active sponsors of Singapore-listed REITs. In fact, of the market’s 10 largest REITs, Mapletree is the sponsor of four of them.

In any case, here are the sixth to tenth largest REITs in Singapore.

In tenth place is Mapletree Logistics Trust (SGX: M44U), an industrial REIT with properties across the Asia Pacific region. The trust, as its name suggests, focuses on properties used for logistical purposes and has a market capitalization of about S$2.5 billion at the moment. It also offers investors a yield of 7.4%. As of 30 September 2016, the REIT has a portfolio 124 properties.

In ninth place, we have Mapletree Greater China Commercial Trust (SGX: RW0U), which has a market capitalization of about S$2.6 billion. The trust’s portfolio currently consists of only three commercial properties in Hong Kong, Beijing, and Shanghai. The REIT offers a 7.8% distribution yield at the moment.

In the eighth spot, there is Mapletree Industrial Trust (SGX: ME8U), a Singapore-focused industrial REIT. At the moment, the trust has about 85 industrial properties across Singapore. These properties range from flatted factories to business parks. The REIT has a market capitalization of about S$2.9 billion and offers a yield of 6.9%.

In seventh place, we have Fortune Real Estate Investment Trust (SGX: F25U). Fortune REIT is the only REIT listed in Singapore that is traded in Hong Kong dollars. This is because Fortune REIT is dual-listed in both Hong Kong and Singapore. The S$3.0 billion REIT owns 17 private housing estate retail properties in Hong Kong. It offers a 5.8% yield to investors at the moment.

In sixth spot, Keppel REIT (SGX: K71U) is the main REIT that is sponsored by the conglomerate Keppel Corporation Limited (SGX: BN4). Keppel REIT owns eight premium commercial properties (mainly office towers) in Singapore and Australia. The REIT has a market capitalization of S$3.3 billion and offers a yield of 6.7% at the moment.
